    System Types

What Are the Main Types of Commercial HVAC Systems?

The four main types are commercial heat pumps, VRF/VRV systems, rooftop units (RTUs), and chiller-boiler systems.

Commercial buildings have very different heating and cooling requirements than residential homes. Choosing the right system depends on the building's size, use, and layout.

    VRF/VRV Systems

Variable Refrigerant Flow systems circulate refrigerant to multiple indoor units from one or more outdoor compressors. Each indoor unit can heat or cool independently, allowing precise temperature control across dozens of zones. Ideal for mid-size commercial buildings, hotels, and multi-unit residential developments.

    Rooftop Units (RTUs)

Rooftop units are self-contained systems installed on the roof of a building. They draw in outside air, condition it, and distribute it through ductwork. Common in retail, restaurants, and single-story commercial buildings, they free up interior floor space.

    Commercial Heat Pumps

Commercial heat pump systems work on the same principle as residential units — moving heat rather than generating it — but at a larger scale. They can be air-source or ground-source, and are increasingly popular for new commercial construction as building codes push toward lower carbon emissions.

    Commercial HVAC in Atlantic Canada

In the Maritime provinces, many commercial buildings were built with oil-fired boilers or older electric heating systems. Upgrading to modern HVAC — whether VRF, heat pump, or high-efficiency RTU — can reduce energy costs and improve occupant comfort. The region's humid climate and salt air exposure make proper system selection and maintenance particularly important.

Provincial energy efficiency programs in Nova Scotia, New Brunswick, PEI, and Newfoundland may offer incentives for commercial buildings switching to high-efficiency heating and cooling systems. Eligibility varies by province and building type.

    Commercial HVAC in British Columbia

BC's building code has been moving toward higher energy performance standards, and many municipalities have adopted additional requirements for commercial construction. Heat pump-based systems are increasingly specified for new builds to meet these standards.

In the Lower Mainland and Vancouver Island, mild winters make air-source heat pumps a practical choice for many commercial applications. In BC's interior, more extreme temperatures may require supplemental heating or ground-source systems for optimal year-round performance.
